RESIDENTIAL I ASSOCIATION
Report
·Although windows are a homeowner's responsibility, Residential I has been in contact with Seal Rite windows. The Residential I owners will be receiving a mailing from Kalman Management regarding how a homeowner can proceed with window replacements from Seal Rite. Depending on the manufacturing date the homeowner will be responsible for 50% to 100% of the cost of the replacement window plus the total cost of labor.
·Residential I has started some of this year's projects, such as replacement of down spouts on the ranch style units and replacement of the aluminum siding. Painting of the next third of the complex and light fixture replacement will begin this spring/summer.
·Farmers Insurance is changing the baslc coverage on the Association policies. The Association will not be insuring cabinets and carpeting. The Association coverage will end at the face of the drywall. All homeowners should check with their insurance agents to be sure that all unit owners' items, such as cabinets and carpeting, are adequately covered.

The Riva Ridge Residential II Board has been weighing the pros and cons of covering the wood trim on our units with aluminum siding. By having aluminum siding installed, the ongoing annual expenditure of approximately $40,000 could be eliminated. A representative from a siding company will be on hand that evening to answer questions. Please plan to attend this important meeting to learn more about this subject and to share your opinion.

UMBRELLA ASSOCIATION REPORT
The Umbrella Board wishes to thank all homeowners for following the holiday decoration guidelines. There were a few minor violations, and these homeowners were notified.
Each of us as a homeowner is responsible for the appearance of Riva Ridge. If you see a violation, please report it to your management firm.

UMBrella Board Election Results
Thank you to the residents who volunteered to run for the Umbrella Board. We were lucky to have so many well-qualified homeowners. The following directors were elected for two year terms: Pauletta Byme, John Hansen, Sibley Myers, Bernie Pilchen, and Stephanie Stoich. Jane Abel was elected for a one year term.

Wasps on your patio? You can buy a wasp or bee catcher at Wal-Mart and put it on your patio or porch. Fill it with Kool-Aid and the wasps and bees love it to death. It will kill them! (Tip from Carole Gregor, ASI)
Thank You. Social Committee!
The members of the Social Committee again out did themselves, sponsoring a very successful February social for residents of Riva Ridge. The cocktail party was a wonderful opportunity for neighbors to socialize and get acquainted with new residents. Thank you to all the members of the social committee for all of the time and effort they give to organizing these events.
