RIVA RIDGE REVIEW

Landscaping Report
The lawn crews have begun the normal spring clean-up and lawn cutting / trimming. Dormant pruning was completed this past winter and the next pruning will be completed by the end of June and after the flowering plants have bloomed out. Several weeks ago, our tree service completed the second phase of a three year prun ing program. Most of the damaged sod has been re placed and Acres have scheduled all replantings and new plantings to be completed in mid-May.

Mulch added to trees and bushes
The weather service is predicting a very dry summer and as a precaution we have begun a program to mulch our parkway trees and bushes which are most vulnerable to heat stress. The grass goes dormant and loses its vi brant color during dry spells and with a little rain natu rally recovers to its former self. The same is not true for our trees and shrubs. They need water and protection, hence the mulch. We strongly encourage spot watering of these plants during extreme heat and dry conditions.

Riva Ridge is an eye-catching community and anything residents can do to help maintain and improve that im age is great benefit to our community.

Do you have a dripping faucet?
The residential association's largest expenditure each year is the water and sewer bills, which are in excess of $110,000. Since our water bill is issued every two months a running toilet or dripping faucet can add $300 or more to a bill before the management compa nies can catch up with the problem. Help keep your monthly assessments down, please fix leaks immedi ately. If you need help call your management com pany. Keep in mind that watering lawns is a No-No! It's ok to water flowers, shrubs and any new sod you may have.

Flowers add beauty to our community
The Umbrella Board encourages homeowners to plant flowers, bring beautiful summer colors to our community. The flowers are everyone's to enjoy and yours to maintain. We would like to high light a few landscaping rules as listed in your revised copy of the the Riva Ridge Rules and Regulations:

· Other than flowers
, planting of shrubbery or landscaping must have prior written approval of the Umbrella Board.
· Flower planting is restricted to an area not larger than two feet around the perimeter of the owner's unit, within the shrubbery line and under trees.
· Unit Owner/residents are responsible for keeping areas surrounding their respective units clean and free of debris.

Proper Maintenance of Home Utilities can save you Money

As Riva Ridge approaches 15 years in age, proper maintenance of your furnace, air conditioner and water heater can extend the life of these utilities and save you the cost of repair and or replacement.

Water Heater— Your water heater should be drained and flushed annually to clean out any accumulated sediment. This helps eliminate corrosion and lets your water heater operate at its best efficiency.

Furnace and Air Conditioners— Your furnace should be cleaned and inspected each Fall to insure proper operation. Air filters should be replaced every 90 days. If you have a humidifier attached to your fur nace, the media filter should be replaced at the time you have the furnace inspected. In the Spring, your air conditioner should be inspected and refrigerant added if needed.

Residential II News
Balcony Staining Program
After a delayed start, the Res. Two balcony power washing / staining program should now be near comple tion. To promote uniformity in the community, we have used a color that more closely matches our brickwork, as Residential One did. Next year we will begin our normal painting cycle, with Suffolk and Kempton first on the list.

Dryer Vent Cleaning Program
As a safety measure, we have now completed a building exterior dryer vent cleaning program. However, that's only half the job! The vent inside your unit and the dryer itself, must also be free from lint. If you haven't a way to get this done, ASI can help you find a reliable source. Please don't put this off—It's dangerous.

Your Association Needs your Help
Now's the time to begin thinking about serving as a di rector on the Residential Two Board. By being on the Board, you will help make decisions about our commu nity to assure it remains one of the most desirable areas in Lake County. Call Carole Gregor or Donna Gearhart at AS I for more information.

In an Emergency— Who has a Key?
In an emergency, can the police or tire departments enter your unit without breaking the door. Several instances have occurred in Riva Ridge causing needless damage and expen sive repairs for the homeowner. Leave a key with a neighbor, preferably one who doesn't work. Let your man agement company know who has the key or leave a key with the management company. You can also notify the police.
