UMBRELLA ASSOCIATION REPORT
Sidewalk Repairs - The Sidewalk Committee and our management firm, ASI,
have walked the area
and selected the sidewalks for this year's repair program. The repair work
will begin this summer. If you are interested in knowing the status of your
sidewalk repair, contact ASI -- 459-6565.
Driveway Replacement & Repairs - Approximately 73 driveways have been
selected for replacement this year, bringing the total replacement to 175.
This is all part of a five-year replacement program instituted last year.
The costs are well under budget at about $53,000. The Board has budgeted
approximately $63,000 per year lor this program. This project, once completed,
should come in well under budget. Hopefully, this project will begin
in late May or early June, weather permitting.
The only sealcoating to be done this year will be on the new driveways in
the fall. It is not wise to sealcoat every year. Under normal circumstances,
sealcoating needs only to be done every three years. By sealcoating too
frequently, the surface becomes quite slippery and dangerous.
Landscape Pro jects - Did you notice the orange/yellow pellets this year?
The Landscape Committee
decided this vear to use pellet fertilizer in lieu of liquid. "Something
about what you see is whqt you get. There has been some concern about the
effectiveness of using liquids. With the help of mother nature, hopefully,
the turf will be green.
The lawn crews have been working despite the rain to finish the spring cleanup
and replacing damaged sod. If new sod is installed by your unit, please
water every dav for the first week. (If the rain continues, there should
be no problem with the new sod.) The first week is very crucial for new
sod.
The planting of flowers within the confines of the rules are encouraged
(five months of color is appreciated!). The flowers are everyone's to enjoy
and yours to maintain.
All planting of shrubs, bushes, and trees by residents must be approved
by the Landscape Committee as outlined in the rules. All landscaping requests
must be in writing to ASI. Please be specific with your requests.
Riva Ridge is an eye-catching community. Anything the residents can do to
enhance our community is beneficial to all of us.
Announcement - Water is the single most expensive item for the Residential
Boards. Please do not
water the grass dunng the summer. Acres Landscaping has assured us the grass
goes dormant during hot weather conditions but returns to its original green
state once the rains set in again. If there is a long dry period this summer,
we encourage the residents to water the shrubs, bushes, and trees near their
units.
Umbrella Meeting Format - This year's Umbrella Board has decided to hold
twelve "Open
Monthly" meetings in lieu of four quarterly meetings. The meeting format
begins with a homeowners' forum and ends with a homeowners' forum. The Board
feels that the residents are equal in ownership and should have a regular
and frequent opportunity to express themselves and participate in keeping
Riva Ridge a community to be proud of. The date, time, and place of the
meetings appears on your monthly Umbrella assessment statement and are also
published in each newsletter.
