Umbrella Association President's Message

As most of you know, we elected a new Umbrella Board in February and the new board selected it's officers. As your new president, I look forward to working with the rest of the board during the next year to help maintain the high quality of life in Riva Ridge.
There are a number of things that are expected to take place this year and I would like to briefly cover these with you.
Driveway Replacement Program Our five year driveway replacement program will be completed this summer at which time all of the driveways in Riva Ridge will have been replaced. In addition all of the driveways will be seal coated this year. This entire program was completed within budget and with no increase in the Umbrella assessment.
Landscape The Landscape Committee, headed by Keith Lowrey, completed a walk through of the entire Riva Ridge com plex on March 30. Acres should be starting with re placement of dead plants and the trimming and topping of shrubbery. While we believe that we covered all immediate requirements, if you have a particular concern regard ing landscaping, contact Carole at ASI in writing.
Updated Rules and Regulations During the last year, the Rules and Regulations Committee and the Board have reviewed these documents and made number of changes. By now, everyone should have received a new set which includes Rules and Regulations for the Umbrella and both Residential Associations. If you have not received your set contact ASI. Please be sure to discard your old Rules and Regulations, to avoid any potential confusion in the future.
Merger of Associations Your Umbrella Board and the two Residential Boards are currently reviewing the feasibility of a merger into one Association. There are several potential advantages from both management and financial viewpoints, but much more study still needs to be done. We will keep the home owners appraised as to any progress in these studies.
I am pleased to inform you that your Association is in good financial health and that current revenues from as sessments are adequate to cover current and anticipated future expenditures for which the Umbrella Association is responsible. I would also like to encourage all homeowners to become more familiar with your Association by attending our monthly meetings. These meetings are held at 7:00 PM on the second Wednesday of every month at the Libertyville Township Hall at 359 Merrill Court. I look forward to seeing more of you at these monthly meetings.

flowers, bring beautiful summer colors to our community. The flowers are everyone's to enjoy and yours to maintain. As we get close to the planting season we would like to highlight a few land scaping rules as listed in your revised copy of the the Riva Ridge Rules and Regulations:
Planting of shrubbery or landscaping must have prior written approval of the Umbrella Board. Flower planting is restricted to an area not larger than two feet around the perimeter of the owner's unit, within the shrubbery line and under trees. Unit Owner/residents are responsible for keeping areas surrounding their respective units clean and free of debris.
Residential 2 News
Now that winter is over, the Res 2's major activity will be completing this cycle of wood repair and painting on Loatonia and Caliente Courts. The $50 rebate program on new garage doors is being offered to these two streets, providing the door replacement is completed before the painting gets under way. Contact ASI for details.
Balcony power washing and staining is also scheduled for 1999. We are currently reviewing bids for this work, and will notify affected homeowners as soon as possible about the dates and cost. In the meantime, if you see any areas of your building that are in need of repair (i.e.: gutters, downspouts, roof, etc.) simply send a note to ASI. Please include exact location and describe the situation in as much detail as possible.
Finally, we are undertaking a program aimed at reducing our very costly water bills. You may be hearing from Ford Plumbing to schedule an "inside unit" plumbing inspection. Please cooperate in this effort that could save us lots of money. Have a great summer!

Residential I News
The annual meeting of the Riva Ridge Residential Association one will be held on Monday, June 7, 1999 at 7:30 p.m., at the Libertyville Township Hall, 359 Merrill Court in Libertyville. The purpose of this meeting is to elect two individuals to the Board for two-year terms. The Board provides the direction for the Association and guides the management company in executing the Board's decisions. Please mark your calendar to attend this meeting.
Be Safe - CHECK WORKER'S ID
A team of burglars who pose as village workers has been entering homes to steal money and jewelry, Libertyville police report. Police said residents should ask to see identification before letting workers in and call 911 immediately if they have any doubts. If anyone represents themselves as a Riva Ridge contractor and wants to enter your home, ask to see a work order or letter of authorization. Otherwise call ASI or Kalman Mgmt before allowing entry.
We continue to notice garage doors open with no one in the area. Don't be a victim! ! Keep garage door closed when not in attendance.
