Residential II News Tom Hanson, President Roof Replacement Reserve Study Your Board hired Architectural Services, Inc. to conduct a study on the adequacy of our roof replacement reserve. Their rq~ort indicates that our presait reserve building program is on target to meet our future needs based on today's costs. We should consider price escalation and the addition of "Ice Shield" (to prevwt "ice damming") in our future planning. Painting Program Under Way Your Board hired Corbrook Enterpnses this year to do wood rq,lacema~t and painting on Kempton and Suffolk. This firm is pricier than finns have used in the past, but we believe their work will last until the next cycle. The Board is studying changing the cycle from five to four years in order to keep the outside of our homes looking in tip-top condition Corbrook will also do other workneeded mall of Res. The property is part of Riva Ridge, and is owned by Rogers Red Top, the people who are putting up the townhomes across the street.
