Landscaping
Riva Ridge is looking very good as we enter the hot months of July-September. Acres Landscaping have completed almost all of plant replacement and trimming scheduled for this year and have done an excellent job. Some additional plantings will be done in late September or October after the hottest weather has passed. Remember, if you have received new plants, it is imperative that you water them during the hot weather so that they can take hold and mature properly. It does us no good to put in new plants and then have them die due to a lack of water. If you have any plants that are dead and have not been replaced, please advise Carole Oregor at ASI in writing so that the work can be done in the fall.

Parking
As the summer season progresses, some homeowners make use of campers and mobile homes for vacation. Please re member that these must be parked in the garages or, if too large, off the Riva Ridge site. Overnight parking on the drive- ways or the visitor parking areas is not permitted.

We continue to have problems on some of the courts with parking. Remember the parking areas are for visitors and NOT for residents. Visitors who will be parking for more than seven days need permission. Contact ASI if you expect to have a visitor parking for longer than seven days.

Rules and Regulations
All homeowners recently received a new set of Rules & Regu lations (dated January 1999). which cover the above points on parking. These Rules & Regulations also cover Umbrella election procedures (Article XIII and I would point out that section 4 which says that cumulative voting is NOT permitted is in error as this is contrary to our by laws that state in article 5.04 that cumulative voting SHALL be permitted. As a result, Article XIII (4) of the Rules and Regulations will be changed to read" voting shall be in accordance with the by-laws". You will receive a new Section XIII in the near luture. I would also point out that proxies, to the extent that they are used, will not be limited in fliture elections.

Meetings open to homeowners
Again, I would recommend that all home owners participate in the Umbrella Association by attending our monthly meet ings which are held on the second Wednesday of every month at the Libertyville Township Hall. These are open meetings where things that may affect you are discussed.
Drainage Improvements to be Completed in Fall
Work to correct the few remaining areas with poor drainage is to begin in late August. These corrections can involve anything from placing concrete splash blocks to extensive work connecting downspouts to underground "French" drains and I or re-contouring the grade of the land in the troubled areas. Through the years, we have cor rected drainage problems created by the original developer with Umbrella Association flinds.
 

Driveway Replacement Program Completed
The five year program to replace all our driveways was completed during the last week in June, paid for with the use of designated reserve flinds. Standard engineering estimates assign a ten year life span to this type of driveway. With proper maintenance and use we should expect to easily achieve the estimated service life. Sealcoating is part of the maintenance program and commencing this year all the driveways will be sealed and will next be sealed in the year 2001. Cost for the re-sealing of our 325 driveways is paid out of operating flinds.

The umbrella board wishes to thank everyone for their pa tience and cooperation in helping to make this happen in such a painless manner.
 

BURGLARY REPORTED in RIVA RIDGE

Previous newsletters have cautioned homeowners about having their garage door open and unattended. Riva Ridge has had a case of residential burglary. In May, a wallet containing cash and credit cards was taken from a home where a door was open and the resident not in sight.

We remind residents not to leave garage and other doors open when not present. Don't be a victim!!

Residential I News
The Residential One annual meeting and ejection of officers was held on June 7, 1999. Alice Jorgensen and Carole Little's terms expired, we thank them for serving two terms as board members.The new board is listed on the bottom of this page.

Exterior electrical control boxes are being inspected for overall condition and proper grounding. A consulting electrical engineer has been hired to evaluate the condi tions. Should corrective action be required it will be taken. Inspection should be complete in 90 days.

Major wood replacement is being done on Flamingo and Oulfstream Parkways. Minor corrections have been made elsewhere when reported. This completes a major wood replacement program throughout the complex. Contact Kalman Management if you have any questions or concerns about wood replacement.

Last winter was a difficult time for roof. Res. One had over 25 minor repairs and six cases of major repairs and one roof was completely replaced.

Don't forget to send the Homeowner Information forn to Kalman Management. This information is important incase of an emergency that requires access to units.
 

Water or not to Water?
During periods of reduced rainfall we all become con cerned about our vegetation and need for moisture. Our experience has taught us that the grass becomes dormant and comes back to life afier receiving rainfall. Trees and bushes aren't as resilient, and from time to time may need a drink, and we encourage homeowners to water those plantings along their entryways and patios.



Residential II News
We are please to report that wood replacement and painting on Loatonia and Caliente have now been com pleted. The work was done by the same contractors who did the fine job on all other streets. We are confident this quality work will look good for years to come.

Power washing and staining of balconies will take place later this year. Here, too, we have selected a top notch contractor, who will be using the only stain ap proved by Consumer Reports for its proven endurance. Owners of balconies will receive full details shortly.

The Annual Election of Residential II board members is set for September 27, 1999. There are three positions to be filled. Please consider becoming a part of the Board, and helping to manage your Association. A form is enclosed.
